Super comfy stay!
We got a really warm welcome! The room was cozy and had everything we needed. Breakfast was wow, especially the pancakes. It's easy to hit the main road to Norfolk, but parking could be a bit tricky during busy hours.

Comfortable bed in the superior double room really stood out, with clean bedding and towels provided. Proximity to a late-night shop next door for essentials, a practical touch for late arrivals.
Unpleasant stale smell wafted in from the bathroom—possibly due to drainage issues that should've been sorted before room usage. The room's size didn't match the promotional photos. more closet space and hangers were needed but I had to request them. The toilet seat was loose, which made things feel a tad unkempt, and a lack of fruit juice for breakfast was a minor letdown, especially with a shop so close. The small, yappy dog added an unexpected ambiance that might not be for everyone.

we stayed at boathouse bed & breakfast for a 40th birthday party. the location was perfect, just off the a17 and within walking distance of everything. our superior double room was clean, tidy, and warm. the breakfast was excellent, with a great choice of cooked food and cereals.
the bathroom could use some tlc.

Great Value with Helpful Staff!
We enjoyed our stay for two nights in the Superior Double Room. The breakfast was exceptional and ready to fuel our day. Staff went above and beyond to help us feel at home. Remember to ask for extra towels upon arrival. they were very accommodating!
